One Canal by Breakthrough

Breakthrough Properties, a leading global developer, owner, and operator of life sciences real estate, acquired One Canal in 2021 to transform it into a world-class life science research center catering to biotech companies in the heart of Cambridge’s renowned innovation hub.

Originally built in 1983 and recently renovated in 2015, One Canal’s goal was to reposition it as a new, modern lab and office space. This transformation emphasizes not only high-quality architectural and interior design, exceptional hospitality, and exemplary operational excellence but also a strong commitment to sustainability, as evidenced by its pursuit of LEED Gold, Fitwel, and WELL certifications.

After providing comprehensive due diligence support, TRIA began designing the building with a new lobby, fitness center, restrooms, storage room, and loading dock. It also required new infrastructure that could support future tenants’ scientific research, including a new roof infrastructure, a new first-floor base building mechanical room, an expanded first-floor electrical room, new lab shafts supporting central utilities and exhaust air, a new freight elevator, loading dock expansion,  lab and office pipe chases, and more.  TRIA continued with the fit-out of speculative suites.

Influenced by the adjacent Lechmere Canal Park, the hospitality-centric design concept focuses on blending art and science into modern yet natural sophistication. In addition to the flexible spec lab and office layouts, where scientists can glimpse the Museum of Science and Charles River, the amenities include a modern lounge, collaboration spaces on two floors, a unique winter garden that provides a serene escape, and a high-quality fitness center equipped with state-of-the-art facilities.

Via Separations

Via Separations, a climate-tech company, aims to promote a sustainable, resource-efficient future by eliminating energy usage in industrial processes. 

Focused on innovative filtration technology, Via’s space is mindful of its impact on its community.  The “Do More with Less” motto guided TRIA to fit out a workplace that is  “distilled to the simplest form.”  TRIA’s design preserves the existing natural materials in a 160-year-old, repositioned building while also providing employees with efficiency, adaptability, and comfort. Exposed wood columns, bricks and ceilings in the cafe, open office and collaboration areas showcase the beauty of the existing construction while also adhering to the company’s commitment to sustainability.  Designed as future-ready, Via can adjust to both anticipated and unforeseen changes, ensuring preparedness for rapid growth and expansion while advancing its research safely and effectively. 

TRIA provided solutions that encourage serendipitous moments for informal interactions. The collaborative space is divided into approximately 50% manufacturing, prototype, machine shop, and lab space, and 50% office, meeting and amenities spread over two floors.  Partnering with Columbia Construction, TRIA implemented a design-build schedule after extensive visioning and workplace strategy analysis.

IQHQ – Innovation Park

Blending Nature and Modernism:  IQHQ’s Innovative Park Amenities

In the bustling landscape of industrial office parks, IQHQ stands out as an innovator, not just in its core operations but also in its approach to employee well-being. Located in the serene suburbs north of Boston, IQHQ sought to create an oasis for its employees, incorporating upscale amenities that harmonize with nature while embracing modern design principles.

Blending functionality with elegance. TRIA designed a full-service Class A kitchen/lounge and an upscale fitness center offering a retreat to employees on their 18-acre campus.

TRIA’s design philosophy revolved around bringing the outdoors inside. Large walls of windows offer panoramic views of lush greenery and a serene pond, creating a seamless connection between the interior and exterior spaces. Earthy tones and organic materials further enhance this connection, evoking a sense of tranquility and serenity.

The floor plan is thoughtfully designed to accommodate a variety of activities. Whether it’s dining, collaborating, or simply relaxing, employees have a plethora of seating options at their disposal. The coffee bar exudes sophistication with its bold patterned wall of oversized flowers in black and white.

In addition, a training room, featuring a neutral color palette and an organic wood slat ceiling, is conveniently located near the cafe integrating convenient relaxation or further collaboration.

The lower-level fitness amenity includes treadmills that line the perimeter, offering users the sensation of walking or running outdoors. There’s also a central zone of strength equipment, a yoga studio, locker rooms and a hydration break room.

Every aspect is designed to enhance employee well-being and foster a sense of connection with the natural world.
