The overall goal of this project is to create an elegant, modern, and effective facility for occupants in the life sciences industry. The speculative building, certified as LEED Silver, offers tenants adaptable options tailored for discovery, development, and execution in the life sciences, biotech, and tech industries.

This first-of-its-kind speculative new cGMP manufacturing/lab/office building is located in the Route 128 life sciences corridor. The innovative design integrates all operational aspects within a single footprint, departing from the traditional separation of manufacturing from R&D and office spaces. Representing a unique trend in suburban Boston, the new four-story building can flexibly accommodate 80% lab and office space and approximately 20% cGMP manufacturing. Notably, the lab and office floors provide column-free floor plates, 50-ft. clear structural spans, 16-ft. floor-to-floor heights, and a façade designed around ideal lab modules, providing the utmost flexibility for a tenant’s design. Additionally, the 20,000+ SF cGMP area offers a double-height shell space to accommodate a large array of needs.
