Job Summary
The Senior Project Manager will have 10+ years of experience in the design of life sciences projects for R & D, Biotech, and Biopharma, including laboratories and similar research spaces. The Senior Project Manager will provide thought leadership and be responsible for managing projects and project teams to ensure the completion of multiple, complex projects while satisfying the needs of the client and managing budget, cost & schedule while maintaining design criteria. This position will include regular client contact and involvement with design and production for a variety of project types.
Essential Duties and Responsibilities:
- Manage client communications including, client priorities, goals, processes, expectations and
- Provide client with written reports and updates, meeting minutes, schedules and

- Handle consultant communications for project scope, proposal fees, design schedules and
- Prepare proposals in collaboration with Marketing
- Oversee the review and preparation of presentations, budgets, staffing assignments and project
- Review project financials on profitability, budgets, billings, invoicing, expenses, projected earnings and burn rates.
- Review/negotiate contracts, agreements, additional services, change order proposals, and pay
- Review fee proposals from consultant candidates, execute agreements with consultant
- Review firm’s QA/QC for project manual, project documentation, deliverables,
- Work to ensure projects are completed in the timeliest and most cost effective manner. Prepares written documentation of project status.
- Manage communication between project team, client, vendors, contractors, and consultants
- Manage time and workload to meet project task deadlines and
- Responsible for overall firm administrative execution for all
- Assist in review of planning and design concepts with
- Assist Design Team members with the development of the design concept and
- Initiate and direct basic building systems working with consultants and
- Responsible for completeness and accuracy of construction documents and coordination with other disciplines. Review of final drawings and specifications at each phase against checklists.
- Coordinate and obtain Principal signature on permit
- Assist Project Team in responding to RFIs and coordinate issuing addenda with staff and
- Administer the construction contract or supervises the appropriate staff .
- Perform or assign site observation, and field reports on a monthly basis, at
- Regularly communicate with Project Manager and superintendent of contractor performing
- Manage, direct, or coordinate regular audits to ensure direct logging of submittlas and timely response of RFI’s.
- Oversee the preparation of Proposal Requests, Change Orders, Requisitions and Certificates of Payment, Construction Change Authorizations, and Supplementary Instructions.
- Manage the coordination and preparation of alterations to the plans and specifications to generate bulletins.
- Provide design team with construction document deficiencies on a continuing

Education & Experience
- Professional degree in architecture or interior design from an NAAB-accredited program.
- 10-15 years of related experience and/or training; or equivalent combination of education and experience.
- 10 years + experience with leading life sciences projects
Language Ability:
Read, analyze and interpret business, technical, and research publications, financial reports, and legal documents. Write proposals and procedure manuals. Respond to inquiries or complaints from clients, consultants or members of the business community, public entities, and governing bodies (i.e. zoning boards). Write speeches and articles for publication.
Mathematical Ability:
Calculate figures and amounts such as interest, commissions, proportions, discounts, percentages, area, circumference and volume. Apply concepts of basic algebra and geometry.
Reasoning Ability:
Apply logical thinking to a wide range of intellectual and practical problems. Deal with nonverbal symbolism (e.g. Complex diagrams and procedures) in difficult phases. Deal with a variety of abstract and concrete variables.
Excellent computer skills and general understanding of the following software is required:
